This open-air, mixed-use “lifestyle” center is the core of a 500-acre project that encompasses three million square feet of retail, restaurants, entertainment, office space, residential, and hotel uses. It is strategically situated in one of the country’s most rapidly growing population areas. Mixed-use retail and entertainment center includes park-line design and family-friendly amenities within the 610,000-square-foot space. Value engineering suggestions that saved costs included substituting EFFIS in different colors and textures for steel panels; eliminating louvers used for aesthetic purposes; substituting steel for aluminum in some edging; and using masonry instead of CorTen steel as a panel in front of a staircase.

With a longstanding relationship with high-end mall developer Westcor, Kitchell was tapped to construct a new wing of retail shops and the first Barney’s in Arizona, representing Phase 10 of the project’s evolution, which Kitchell began more than 25 years earlier when Westcor acquired the mall. The project involved demolition of the existing Robinsons-May department store; demolition of existing parking garages; the addition of a new, 278,000-square-foot, two-level underground parking structure; the addition of 173,000 square feet of new retail space; and the construction of the 59,000-square-foot Barney’s department store shell.

This 800,000 square-foot project sits on 100 acres and boasts anchor tenants Home Depot, Sam's Club and Hobby Lobby. Housed in the growing and vibrant community approximately 80 miles north of Phoenix and situated on the main thoroughfare, Prescott Valley is one of Arizona's most popular year-round tourist destinations. The town, just five miles from Prescott, has experienced a 166 percent population gain compared to the past decade. This high-traffic intersection affords the center great visibility from Highway 69, and the site is one of the last available locations in the area for big-box retailers. The overall trade area consists of about 150,000 residents.

Located in the rapidly expanding West Valley, the Mountain Ranch Marketplace at Estrella brings the first neighborhood shopping center to a community of more than 16,000 in the Goodyear area. The eco-friendly anchor, Safeway, is a perfect fit for the Marketplace, which was developed by Kitchell and Newland Communities and achieved LEED Gold certification for its green building design and energy efficiency standards. The 22-acre development encompasses more than 164,000 square feet of space and opened in 2010.
